A worn habitation door seal is one of the most common causes of draughts, water ingress, and heat loss in motorhomes and caravans. This guide covers replacement and adjustment.

Step-by-Step Instructions

Close the habitation door and inspect the seal around the entire perimeter. Look for: compression failure (seal no longer springs back), tears or cuts, sections that have pulled away from the door frame, and gaps where the seal does not contact the door aperture. A draught test with a lit incense stick will reveal air leaks.

Take a short section of the old seal to a caravan accessory supplier or measure the cross-section carefully. D-section, P-section, and bubble seals are the most common profiles. Seals are sold by the metre — measure the door perimeter and add 10% for waste.

For channel-fit seals: use a trim removal tool to lever the seal out of the channel. For adhesive seals: peel away carefully and use solvent to remove adhesive residue. Clean the entire seal channel or bonding surface thoroughly.

Channel type: starting at the bottom corner, push the new seal firmly into the channel. Work around the door perimeter, ensuring the seal seats fully. At corners, cut the seal at 45° for a neat mitre joint. At the end, cut the seal so the two ends butt together neatly at the bottom.

Adhesive type: apply contact adhesive to both the door frame and the back of the seal. Allow to become touch-dry (5–10 minutes). Starting at a bottom corner, press the seal firmly into position, working around the perimeter. Apply masking tape to hold in position while the adhesive cures.

If the door does not compress the seal evenly, the door may need adjustment. Most habitation doors have adjustable hinges — loosen the hinge bolts slightly and adjust the door position until the seal compression is even. Tighten the hinge bolts and recheck.

Close the door and repeat the incense stick draught test. All draughts should be eliminated. Check that the door closes easily without excessive force — if it requires significant force, the seal is too thick or the door needs further adjustment.
Common Mistakes to Avoid
- Fitting the wrong seal profile — a seal that is too thick will prevent the door closing properly
- Not cleaning the channel before fitting — adhesive will not bond to a dirty surface
- Skipping the draught test — a visual inspection alone is not sufficient to verify a good seal
When to Call a Professional
If the door frame itself is warped or damaged, or if the door hinges are broken, professional repair is required. Habitation door replacement is a specialist job.
